Terraine: Landscape Framework Design

At Terraine in West Jordan, Utah, Cultivate designed the landscape framework for a project that reimagines how communities can grow in sensitive, arid mountain environments. Rather than imposing a conventional suburban model onto the rolling hills of the Oquirrh Mountains, Terraine’s design honors the land’s natural contours, preserves significant native open space, and integrates trails, orchards, and ecological corridors into neighborhoods. This site-responsive approach represented a significant shift in how landscape, water, and community form can work together to meet both environmental and market demands. The project has been recognized by the Urban Land Institute as a compelling model for designing with the land—demonstrating how development can reduce water use, protect sensitive landscapes, and create places that feel rooted in their natural and cultural context. Cultivate prepared the Landscape Master Plan in partnership with LOCI, developed the Pattern Book in partnership with Mouen Architects.
